Enfia has dropped €908 mln in five years
The dues for the Single Property Tax (ENFIA) for this year have decreased by 34.3% compared to the amount individual taxpayers paid in 2018. Five years prior, property owners were burdened with an ENFIA of €2.642 billion, while this year's ENFIA stands at a meager €1.734 billion. Essentially, ENFIA has decreased by €908 million from 2018 until now.
Moreover, based on the Independent Authority for Public Revenue (AADE) statistics, property owners in Attica will bear 53% of this year's ENFIA, despite constituting only 36% of property owners who are liable to pay property tax.
Additionally, taxable realty rates (the so-called "objective values") indicate that the real estate of Greeks is worth €769 billion, up from €600 billion in 2018 – representing a 28.1% increase. An intriguing fact is that the mean value of real estate in the country is €124,923 per asset.
From the analysis of AADE's statistical data, it appears that 7,178,651 individuals were due to pay the primary property tax amounting to €2.147 billion. After factoring in discounts and tax exemptions of €413 million, the amount required from 6,095,089 taxpayers is €1.734 billion. For the 64,363 companies, the tax authorities validated ENFIA dues of €534.3 million. The total property tax payable by taxpayers and companies stands at €2.268 billion.
Property owners in Attica region will bear 53.05% of the ENFIA tax as 2,223,699 owners (individuals and businesses) will pay €1.2 billion. The properties owned by Attica's residents are valued at €408 billion. They will pay 20% less tax compared to 2018.
The Ionian Islands have witnessed the most significant decrease in ENFIA, with the 138,816 owners owning real estate worth €16.33 billion. The due tax amounts to €49.44 million. On average, they will pay €356, compared to €520 in 2018.
