Rents in Belgrade are skyrocketing: For a two-room apartment, up to 2,000 euros
According to real estate agents, the impossibility of the offer to respond to the unprecedented demand is the main cause of the currently expensive apartments in Belgrade.
While the prices themselves were stagnant during 2020 due to the pandemic, they increased very quickly last year and this year.
We can see how high the rental prices are at the moment on the example of various Belgrade settlements. According to earlier statements by real estate agents, the average rent price of one-bedroom apartments jumped in Voždovac from an average of 250 euros, a year ago, to today's 300.
The prices of one-bedroom apartments in the Belgrade municipality of Voždovac are diverse and range from 150 euros for a 32-square-meter apartment in the Braće Jerković neighborhood to 500 euros for a 35-square-meter apartment in Vojvode Stepe.
By looking at real estate advertising sites, for the amount of 230 to 350 euros per month, it is possible to find one-bedroom apartments of 30 and a few square meters at locations in Voždovac, such as Lekino brdo or Braća Jerković.
When we look at the ads for two-bedroom apartments in Voždovac, they can be found for as little as 250-260 euros for apartments of 40 square meters in Braće Jerković and 54 square meters in Danilo Bojović. The most expensive two-bedroom apartments in this municipality cost up to 650 euros for 50 square meters near Trosharina or a property of 52 square meters on Lekino brdo.
In New Belgrade, a two-bedroom apartment costs 2,000 euros a month
The situation is similar in New Belgrade, where the average rent of one-bedroom apartments increased by 50 euros. In New Belgrade, the average rental prices for most buildings are 325 euros for a one-bedroom apartment, according to data from an advertising site.
The most expensive one-bedroom apartments in New Belgrade cost 500 euros a month, for a property of 50 square meters on Bežanijska kosa 2, and for a one-bedroom apartment of 34 square meters near the Arena.
On the other hand, a one-bedroom apartment of 31 square meters in Block 34 can be found for 250 euros or a 280-square-meter apartment in Block 11C for 280 euros.

Most of the offered one-bedroom apartments in New Belgrade can generally be found at a price of 300 euros for apartments ranging in size from 27 to 40 square meters in Block 31, Block 7, Bežanijska kosa 3 or Block 31 and Block 1 near Fontana.
In New Belgrade, the prices of two-bedroom apartments are only diverse and range from 300 euros for a 43-square-meter apartment in the Ledine settlement on SurÄinski put to as much as 2,000 euros for a 60-square-meter luxury apartment in Block 65.
Of the more expensive apartments in the ads in this municipality, apartments in Block 58 and Block 65 are issued, where 1.2,000 and 1,700 euros are required for luxury real estate of 43 and 74 square meters, respectively.
For 400 euros in this municipality, it is possible to find a 58-square-meter apartment on Bežanijska kosa, while a two-room apartment in Block A of 55 square meters can be found for 700 euros or a 58-square-meter apartment in Block 62 for 320 euros.
Among the offered apartments, it is possible to find a two-room property of 38 square meters near the Sava Center for 320 euros.
One bedroom apartments in Zemun from 200 to 600 euros
The average price of a monthly rent has jumped significantly in Zemun as well, so from last year's 275 euros for one-bedroom apartments, the rent is now 360 euros. Insight into the ads, one-bedroom apartments in Zemun range from 200 to 600 euros for rent.
Thus, a one-bedroom apartment of 39 square meters in the center of Zemun is rented for 600 euros per month, while the cheapest apartment of 36 square meters is rented for 200 euros per month. For 250 euros in Zemun, it is possible to find an apartment of 40 square meters in the settlement of Novi grad.
For 300 euros, it is possible to find an apartment of 45 square meters in the settlement of Plavi horizonti, and in Pregrevica for 45 square meters.

Two-bedroom apartments in Zemun range from 320 euros for 52 square meters in the Lower Town to 650 euros for 56 square meters in Sutjeska.
For a two-room apartment of 60 square meters in the Zemten settlement of Retenzija, it is possible to find an apartment for 370 euros.
