Saren charges between 5% and 40% duty on the sale price of the property
The discretionary calculation of tariffs when using registries and notaries for the validation of documents for the purchase and sale of real estate in Venezuela has been a situation that harms the freedom of property of citizens. This has unjustifiably increased the cost of the Autonomous Service of Registries and Notaries (Saren ) throughout the country.
Raniero Álvarez explained to El Diario that he recently purchased a property in the Caurimare urbanization, east of Caracas, for 35,000 thousand dollars. Once he went to the registry to authenticate the transaction of his apartment, the official of the state entity told him that he had to pay the sum of 5,000 thousand dollars for the procedure.
“It was really aberrant that he told me that amount. I asked for the revision of that rate and the answer was the same. My apartment is 75 square meters, it's small compared to the average in the area, so I don't want to imagine how much a bigger one could cost, ”she explained.
Álvarez said that he tried to find an option through a manager who had a “friend” within those offices and only managed to get a reduction of $500, as long as the payment was made in cash.

He stated that he did not want to fall into the networks of corruption and canceled what was initially indicated to him. “I had to borrow because it didn't reach the amount, but finally I was able to do it. In Venezuela, everything is an obstacle course, even giving your assets a legal guarantee,” he said.
