The real estate sector in figures: from 2021 to 2022
The wide range of projects, a strong system of subsidies in both VIS and Non-VIS homes, different possibilities of mortgage credit and low interest rates have made it possible for the housing sector to flourish in 2021.
Asobancaria, is the most representative union of the financial sector in the country. Its most recent quarterly report on housing produced several very encouraging figures for real estate.
Financing
In terms of financing operations, the growth is clear.
128,200 financing operations were disbursed by the entities affiliated to Asobancaria, translated into $ 15.8 billion pesos.
Disbursements have grown 80.5% in number and 91.8% in real value when compared to the same period in 2020.
As for new housing, the growth in real value was 74.1%, and for used housing it was 116.7%.
New house No VIS
Although all the segments showed real growth in value, those related to new housing No VIS stand out.
In the housing leasing modality, the growth was 58.1%.
In mortgage credit, the growth was 79.6%.
Wallets
Taking the above into account, the portfolios also benefited.
The mortgage portfolio of credit institutions grew a real 6% per year as of August 2021, equivalent to $ 57.6 trillion.
The housing leasing portfolio grew a real annual 10.2%, which is equivalent to $ 23.6 trillion.
According to the Financial Superintendency of Colombia (Superfinanciera), as of August of this year the total balance of the housing portfolio grew 4.7% in real annual terms, reaching $ 91.6 trillion, representing 16.5% of the portfolio total.
Interest rates
The rates this year have been minimal compared to previous years.
The average interest rate in pesos for the acquisition of VIS housing was 10.47%, and for Non-VIS housing it was 8.91%.
Subsidies
The subsidies and aid offered by the National Government for the purchase of housing also grew in this 2021.
· Mi Casa Ya's disbursements grew 102.2% annually with disbursements of $ 2.1 billion.
· FRECH II subsidy markings totaled $ 800 billion.
· The FRECH No VIS program delivered 22,300 grants in disbursements for $ 3.6 billion.
