1. Active Mortgage Market Despite High Rates

Despite the rise in interest rates, Uganda’s mortgage market remains robust. Mortgages issued by commercial banks grew by 2.1% in April 2024 compared to December 2023. This indicates a sustained demand for home investments, even with increasing costs. A mortgage advisor, highlights that people are still committed to owning homes despite the financial strain, showing resilience in the market.

2. Inflation and Its Impact on the Market

Uganda's average headline inflation rate stood at 3.6% in May 2024, pushing the Central Bank of Uganda to raise the Central Bank Rate (CBR) to 10.25%—the highest since 2017. Higher borrowing costs can discourage homebuyers, but it also signals strategic opportunities for long-term investments. 

3. Shift Toward Commercial Mortgages

A growing trend is the shift toward commercial mortgages, with commercial banks allocating 52.9% of their mortgage portfolios to commercial properties as of April 2024. This shift shows banks’ preference for less risky investments, seeing commercial properties as more stable compared to residential ones. 

4. Improved Real Estate Databases

Technological advancements have enhanced real estate databases, allowing for more accurate property evaluations. These systems gather data from public records, market trends, and surveys, providing stakeholders with crucial insights. A real estate data analyst, emphasizes that access to reliable data is vital for informed investment decisions, improving market transparency and efficiency.

5. Increased Demand for Affordable Housing

Urbanization is driving a higher demand for affordable housing. Both the government and private developers are prioritizing this need through initiatives such as public-private partnerships. A housing policy expert, stresses that affordable housing is crucial for Uganda’s growing population, and innovative financing solutions are needed to meet this demand.
