At the moment, fewer apartments are vacant than they were last time in 2011
On June 1, 2022, 161 apartments were empty in the city of Zurich. Compared to the previous year, this is less than half. The vacancy rate fell from 0.17 to a minimal 0.07 percent. This has accentuated the housing shortage in Zurich, the city wrote in a statement on Tuesday.
The 161 apartments are just a small part of the approximately 2000 apartments that come onto the market every month. In other words, most apartments are rented or sold again immediately after moving out.
Seefeld: zero empty apartments
The 0.07 percent mean the lowest vacancy rate since 2011, writes the city. Compared to 2016, it is even two-thirds lower. Six years ago there was the highest number of empty apartments in the last 20 years. On June 1, the deadline, there are no vacant apartments in many parts of the city, namely in the districts of Hochschulen, Hard, Hottingen, Seefeld, Weinegg and Saatlen.
The decline affects all apartment sizes - with the exception of the 5-room apartments, the number of vacant apartments has increased. With 11 empty 5-room apartments throughout the city, there are absolutely only a few of this type to be had.
The decline in the segment of smaller apartments was particularly clear. The 1- and 2-room apartments had recorded a significant increase in 2021.

Statistics from the city of Zurich writes of a “very low vacancy rate, even by Zurich city standards”. Two explanations came to mind: one on the demand side and one on the supply side.
