Goodbye to high-rise buildings in Surco: municipality repeals ordinances that allowed it
In addition, four licenses for exceeding parameters were annulled. One of them intended to build a building with up to 22 floors when the allowed was 10.
Goodbye high-rise buildings in Surco. As the mayor of Surco, Carlos Bruce, told Gestión, the Municipal Council of this commune -in its last meeting on January 27- repealed two ordinances that allowed real estate companies to build buildings without respecting zoning parameters, that is, , they made them much higher than allowed.
Specifically, the regulations that were left without effect are Ordinance No. 595-MSS for the promotion of the construction of sustainable buildings and the creation of public spaces in private areas in the district and Ordinance No. 599-MSS that approved the regulation of parameters urban and building plans for a sector of the district.
This repeal is mainly based on the fact that, based on said regulations, higher heights have been granted than those allowed by Ordinance 912-MML , of the Municipality of Lima, which determined the maximum building heights.
This implies that -until last year- in this district the green light was given to the construction of buildings without any height limit.
From now on, by means of a mayoral decree, the urban parameters indicated by the Metropolitan Municipality of Lima will be regulated , allowing the southern commune -according to the mayor's office- to regulate the construction of social housing in its jurisdiction as well as enforce the heights allowed with a greater and rigorous control, before and after granting the building license, including the stage of conformity of work.
