Buyers have a greater advantage in the housing market than ever before, according to the country's brokers.
From the fact that housing sellers previously had a great advantage in a previously hot housing market, speculators now have the upper hand instead. A record high, according to the Real Estate Agency's latest Broker Panel, where the company's brokers around the country have answered questions about the state of the housing market.
That the housing market started to swing in favor of the buyers was noticed already at the beginning of the summer. But the difference from before has become even more marked now, according to the brokers.
On the question "For whom is the housing market most advantageous right now" the average was 3.21 on a scale between 0 (the buyers) and 10 (the sellers). When the brokers had to answer the same question in June, the average was instead at 3.74, and in August 2021 at 6.87. The advantage for buyers is therefore at a record high level now.
It is uncertainty factors such as interest rate increases and high electricity prices that have led to increasingly hesitant buyers and longer sales times, a greater range and falling prices.
- Suddenly these uncertainty factors came, and for a fairly short time, which has meant that the change has been quite dramatic and fast, says Johan Engström, CEO of the Real Estate Agency.
The buyers' advantage is greatest in Stockholm, 2.19, and least in smaller towns, 3.88.
